Landlords in particular should ensure that regular periodic inspections are undertaken to ensure the safety of tenants is not compromised.
Periodic inspection is the inspection of the condition of an existing electrical installation, to identify in order of priority any deficiencies against the national safety standard for electrical installations. A periodic inspection will:
Reveal if any electrical circuits or equipment is overloaded
Find any potential electrical shock risks and fire hazards in the installation
Identify any defective DIY electrical work
Highlight any lack of earthing or bonding
Tests are also carried out on wiring and associated fixed electrical equipment to check that it is safe and a schedule of circuits is developed during the inspection.
Part P of the Building Regulations
Part P of the Building Regulation for England and Wales was introduced by the government in January 2005, with the aim of reducing the number of accidents in the home related to faulty electrical installations. It is now a legal requirement for electricians or individuals involved in carrying out domestic electrician work to comply with Building Regulations.
Most electrical installations carried out in a property are now notifiable – so that the local authority building control must be notified prior to work being carried out.
